Who orders the condo docs in Danbury,CT?

I am asked this question all the time when I am representing clients in the Danbury area.

Sellers are responsible for ordering the condo bylaws. It can take 10 days to get them back from the management company, and buyers have 5 days to review.  When representing sellers, I recommend ordering these once the inspections are completed and a secondary deposit has been given. That way if there is something in the rules that makes the buyer uncomfortable, you have time before you vacate. However each time the buyers name changes the management company will charge you for it. The sellers attorney typically orders this and you reimburse  them for the cost at closing. 

Buyers lenders also require a questionnaire and proof of insurance. This is the responsibly of the buyer. The questionnaire acts things like how many units are rented, if any of the unit owners are behind in their dues and if there are any assessments.
