One thing to consider when purchasing a condo or townhome in the Danbury area are the common fees, which are paid every month. For most communities, they cost around $225 a month which typically includes items such as snow removal, exterior maintenance (including siding & roofs), water, sewer, trash and setting some money aside toward future repairs.
Some communities might appear to lower fees but might not have as many amenities on site. Most of the case the communities with the lower fees are more likely to enact a special assessment to cover something that should have been budgeted over the years (such as repaving a parking lot, new roof, new siding). On the other hand, other communities keep the monthly fees higher but don't have assessments and the communities are always having repairs done.
When purchasing a condo, pay attention to the items maintained by the homeowner's association. As your agent when you find a the right condo for you, I will find out from the management company if they have any planned increase in common charges, assestments & if they have any current big project or planning for a big expense going forward.
