Depending on your budget for looking at condos in Danbury, you may be able to afford a brand new luxury townhome. The base prices may lure you in since they usually start around the same price of similiar units that are about 5-8 years old & are often found in lightly used condition. The cost of these units are grow depending on what level of finishes are included in the base price. Items such as granite counters in the kitchen, stainless steel applicance and marble baths are often upgrades.A lot of the decorative items such as cabinet hardware, mirrors, door handles, faucets can be upgraded from the builders basic. Floor choices can be made which can get expensive if you go beyond what was included in the base model price. More often that not, you do have to pay cash for either the entire upgrades or large percent of them at the time when you go in the design selection area.
With a lot of the newer communities, the owners either had their builder upgrade the unit when they bought their home or had the work done over the years during the time they owned. You would be purchasing a unit after touring it in person, compared to new construction where you are often buying a unit of a floor plan or looking at a model of the unit which typically feature all the bells & whistles not included in the model price. You get to see thing how the space works for your needs, the way the light is and things like that. You can typically close in about 45-60 days, compared to about 6 months from contracts for new construction. Property taxes are usually higher for new homes.
