Upon visiting your home in person, you will receive a complete market analysis on your home. I am capable and typcially can out a market report to you electronically within a twenty four hour period after seeing your home. As an experienced real estate professional, I can get an good idea of the price range your home should fall into to sell once I receive your inquiry. However, all homes are different, so in order provide you with the most accurate & complete opinion, so I would need to get into your home. The initial at-home visit should take about an hour or so, depending on how much we have a friendly chat. I can also give you a good price range after touring the home, but I would really like the opportunity to review further information to best guide you on your most important asset, your home. Not only will it be done in a timely manner, but it is also very accurate.
I would like the opportunity to go over the report information to explain how I arrived at the figure. This can be either in person at your house or in my office, over the phone or zoom virtual meeting, whatever you feel the most comfortable can be a lot of information to take in, especially if you haven't been actively observing the local real estate market. Our goal is make you that you get a fair price for your home-not price it doing. The key is not to price the home too high so it sits on the market costing you time & you might have reduce a few times to get an offer,
but also not to price it too low so you are leaving money on the table. My pricing has been usually right on target based on my extensive experience in the Danbury, Connecticut area, so my clients are able to receive positive results. I don't like to waste prospective clients time by being invited out and not getting back to them quickly when they are ready to make an important decision. I will be happy to share with you some of my recent success stories. I've been selling homes for many years and have a good sense on market direction.
About the report: It will feature information about your home complied from a number of sources, the in home visit, prior mls listings and tax card information from the city hall. It will show information on numbers currently on the market, photography on the them plus some of my insight information on them. Furthermore, and mostly important, I will identify and review of similar sold homes in your neighborhood with listing history and photos- as well as any outside information that I may have on that home that wasn't included in the multiple listing system. In addition to being completed quickly, it will be complete & accurate-with information you need to know to make the best decision for your move. It does also include the steps of how the home selling process works. When you are ready to list, we can do the paperwork in person, on the computer or have it signed electronically to start the process of getting your property listed.
I am also very quick with getting back to prospective home buyers with any questions that they may have on any of communities, obtaining availability of homes in their preferred location, community information and more.
