When I help clients either lease their property or help someone find a rental, there is always a lease. When i have either party, there are certain things that I like to have the lease say:
-Starting and ending date.
-How much the rent is
-Insurance needed
-What is included in the rent (such as utilities, yard work, cable,etc)
-Penalty if rent to recieved on time
-Repairs
-Minium time of renewals and authorization to show the property in the last days of the rent.
-Not allowing for subletting
-Pet Policy
-Who is allowed to live there
