It's normal to be nervous about moving to a new home or area.  About 1/3 of the condos that were purchased in Danbury,CT since the spring of 2018 did not come from this state, according to Smart MLS data as of July 15,2020. It's important to work with someone that experienced and knowledge on the area, as well as the home buying process to guide you to make the right decision. Have you thinking about homes in the Sterling Woods II community? Here's some information of your consideration
-All of the townhomes offer two bedrooms, with only the country homes having three or four bedrooms
-All town-homes or country homes offer a eat in kitchen and a minimum of two baths
-All townhomes have a one car garage,with only the country homes offering a 2nd bay. There is plenty of visitor spots
-Keep an eyes on the age of the furnace & central air units, as the homes are over 20 years old
-Laundry location varies within the units, but all are in the unit
-Similiar homes in the area buillt following the success of Sterling Woods II,Arlington Woods, Briar Woods and Kensington Woods
-It is one of the only couple complex in the area that has an on-site property manager
-Basements can be walkout or not depending on site
-Real estate has usually done pretty well there

Please note within the original phase of the community, Sterling Woods I,  that the owners are responsible for maintaining their own deck. Unlike most communities in the Danbury area, owners are permitted to have two dogs, provided they are gentle, leashed when outside the home & owners property dispose of dog waste. -Created from 2001-2005, this homes have been generally updated & well maintained by it's owners.

Each individual condo owner decides what their home is worth for the market. They get this information from a number of sources. They consider what they purchased the home for, any costs for renovations or improvements, their cost for selling their home, what their mortgage payoff is among other factors. Your Danbury,CT home seller also is generally advised on the overall market in town, their neighborhood as well as overall price catergory. They see what their neighbors have listed and sold their homes for and should be pretty knowledgeable on how their home compares with the others. When a seller is considering moving on, it is important to take in all of the factors and more. Owners should be realistic for the market, as not to overprice so the property lingers on the Danbury,CT townhome market but also not priced too low so they could be leaving equity behind. Greetings,

I am still open for business as real estate is an essential business to the state of CT. However, there are changes in place that effect both the home buyer and the sellers.

-Buyers can only look at homes currently if they are in a position to place a qualified offer soon,not six-eight months from now. 
-I can only show the home to the principal buyers. Please leave any childern at your current home, with family members, etc. They are not allowed in the homes.
-All public open houses & brokers tours have been suspended. All real estate agents are also not permitted to physically go to closing as well.
-If you as a buyer are not feeling well, do not go house hunting. As a seller, if you are not feeling well, hold off on listing your property for sale.
-We will continue to use electronic programs to when possible. New construction at Rivington viewings are curry being completed virtually or through qualified appointment only. Some sellers are requiring health forms signed in advancd of a confirmation to show. Sometimes live streaming or videos are available. Any 
-For in person showings, please bring gloves and hand sanitizer. Some sellers have also requested buyers where booties. We will practice social distancing in the home. Inspectors, attorneys and mortgage brokers are still working but under different ways than before.
-Currently, my corporate leadership team is only permitting the listing agent to take the photos of the home-not a professional photographer. I do take good photos, and if your property is still available after the ban is lifted, we can make arrangements.
-We can do zoom pre-listing appointments and buyer consulting sessions. I am not afraid to leave my home office to meet with you in person. My physical office is only open very limited hours.

Some clients have opted to sell their condo empty or place their condo on the market for rent once they have moved out or their tenants have moved out. There are several advantages to doing so 
-Not having to be clean up the house for agents to show
-Easy access for buyers, their agent, their inspector or inspector to come & out
-Not having to scramble at the last minute to move out
-Easily allow access for the photographer to come & broker to market with open house opportunities,etc


Here's a couple of hints to help you prepare for the sale of your Greater Danbury townhome

-Do a deep cleaning once you vacate the home
-Touch up any wall areas damaged by furnace
-Check and replace batteries for smoke & carbon monoxide detector
-Notify HOA of your new forwarding address
-Keep on all utilities & your insurance policy on the property
-Make extra keys & make sure every light fixture has working bulbs
-Make sure to stop by every week to insure condition
-Forward all mail to your new address

When you are in the market as a landlord to rent your property, it is very important to get a screen carefully to get a qualified tenant. As a Danbury,CT area listing agent, any tenant I would should the property to must have their credit & background checked through my office's 3rd party vendor. When they complete their application, we will only see out of the consumer privacy laws a number of their credit score, not their actual balance, account number or available rent. The program also searches for any evictions, arrests, civil judgement as well as the terrorist watch list. We always advise landlords to due to their diligence on any perspective tenant. 


I also recommend the landlord require an application in addition to the offer. There would be employment information, references and previous/current landlord information collected. Many of my landlord clients that I have worked with over the years set a minimal credit score to accept on their property, regardless of their income level. 

If the tenant is working with another agent, not my office, we require that agent to run their credit or we can run their clients background & check. One common request for information that I receive is for interior sample photos of listings with the community that they are interested. As all of the condo communities have been built out, so there is no model. Also my experience, typically any model home does feature many upgrades that would be available for an additional cost. 

Out of respect & privacy for current owners, I only share with prospective buyers a link to view all of the current active properties. Some owners have kept the units pretty true to the orginal construction specs whereas others have invested in upgrades and perhaps changing the layout a bit. In addition when a buyer is ready to make an offer on property, I further more share with them a list of sold properties from the local multiple listing service with photos so they can see what's sold.

Even in today's market, not every community listed on here does have active real estate available to purchase or lease. It is best to reach out to your trusted real estate professional for a list of Danbury,CT condos available for your needs. I look forward to hearing from you-Jon.

The residential lease in a very important document to both landlords and tenants in the Danbury,CT area. Whether you are an experienced landlord or new to renting, it is critical to review the document carefully before it signed for you own protection. If there would be dispute for some reason once you are living in the apartment or renting it out, it is spelled out within the lease. Items are the lease typically include the following items

-Start and End Date
-Total Funds Payable For The Term Of The Lease And What the monthly rent is
-When the rent is due and what the late fee is
-Where the rent should be send to
-What utilities the tenant is reasonable for
-Who is responsible for any repairs in the premises
-If animals will be allowed on the premises
-If alternations to the property are allowable by the tenant
-If the premises can be sublet or not
-Acknowledgment of the security deposit and how it is handled.
-What happens if the tenant moves out before the end of the lease?
-Turnover of the property at the end of the lease
-How many days notice of the Tenants giving notice prior to the end of the lease of staying or leaving, and if there can be a lock box placed at the house for real estate agents to show.

There are several hings to come into play when you decide to sell your home in the Greater Danbury area You, the seller, have to make the decision to where we should list the house for, in terms of the asking price. As an experienced real estate agent in the area, I have seen clients tyr to shoot themselves in the foot by either testing the market at a value at this unrealistically high or think their house is actually worth less than what it should be.

So how exactly do we come to the setting your sales price

-Evaluating Your Property:Each home is different. You have your own positive features that might attract a certain buyer. You may have some potential challenging issues that may be to be reflected upon in the asking price. I will generally need to see your home,  take some pictures/notes and get back to you about setting an appointment to narrow down a price.

-Detailed Review Of Current Active Properties And Those Under Deposit: We will see what the other homes have to offer,. How long have they  been on the market for. Have the sellers had to reduce their price? What condition are they in? If they've been trying to sell for a long time, it doesn't matter what their current price is,we need to see we can do for you.

-Consideration of Those Which Have Sold: We ill carefully review the sold homes. For example, how does their space & condition compare? When did they sell & did they have to adjust their asking price. Do you have things that you don't have or vice versa? Look at what has sold in the last 6 months, and specially in the last 90 days, as that is what buyer's agent will use when advising on a bidding strategy & bank appraisers will use when we get to that point in the sales process.

-Market conditions and your time frame/motivation: Only you know how motivated your are to sell. The market does tell us how things are going. I can read market activity by experience & can give you an idea of after how many showings & days on the market that an acceptable offer should come in. We can also discuss where you can to end up after negotiations on a price.

I recently a had a client ask me if their home was going to sell in Danbury. They were really concenred as they have sold never a home before. The property was owned a family member for over twenty years and due to a change, the family had to sell it Their home was well maintained, but kitchen counter-tops, appliances and baths were pretty much original to the home. They also need the home to close before a certain date for financial reasons. 

The family did a do a some cleaning, but it looked like a bomb went off with the personal property. Due to the disarry, the home would not photograph well at all, showings would be very slow and any offer would be quite low, but it had to get on the market for sale ASAP.  I was upfront with the owners, and said you are more than likely not going to like my sales price and time frame if you keep the house 'as is'. They looked me with a deer in the headlights, as they thought they could put the house on the market asap. However, I advised them, I'll be back the next day get you organize the home and do the photos so you get the money the home deserves and an expected closing date to meet your deadline.

After an investment of 3 hours on my part, the home looked completely different. Their condo looked very functional and organized. Numerous items were moved around in the house. to reflect the way a new buyer would likely live. For example, I moved an exerciseg bike out of the middle of the kitchen and extra tables onto the sides of the fireplace.Excess items were put into storage spaces. Of course, I was given permission to help get the house ready. When they  came back, they could not believe it was the same place & looked it some of the listings they remember seeing when they bought a home several years ago. The owners were very pleased with the results,getting an acceptable offer in just over a month on the market. & were abler to meet their timeframe goal.

This is just one of the many things that I have done over the years to help my benefit my clients on their move. As a Danbury,CT real estate expert, it does me no good leaving money on the table for clients that need to sell their home. Danbury,CT offers a variety a townhome options at different pricing levels. In my experience, I found that several communities offering very similar pricing for the similar types of homes you would be living in. With this knowledge, I am able to assist clients with understanding the local market whether their goal is to sell their home or purchase. It's amazing to think the 28.2 condominiums on average in this time period sell every month. That is almost one sale every day of the year. Considering banks don't do closings on weekends and there are holidays, so there are generally a lot of homes being sold. I think of the increase in number of homes sold & pricing is due to the ongoing new construction over the Rivington-in most completed communities,the # of numbers sold appear to be stable or declining due to less moving, but due to lack of home, in some neighborhoods pricing has increased-contact me for details about your move.

Generally speaking, a purchase of about $255,000, the price would typically afford you a 2 bedroom 1.5 bath home in the Sterling Wood or Kensington Woods community, approximately 1152 square feet on above grade plus about 250 additional square feet in the finished lover level. There is a breakfast nook, a pantry, gas fireplace, master bedroom with a large closet, in unit laundry, a deck, open main level floor plan, gas heat, central air and a garage. Homes were built between 1996-2002, and are in generally good condition and offers access on the communities on-site amenities. There would other choices available as well.

There are many spacious townhomes available in the Danbury market. if you are considering looking, partner with the leading expert in the market. Depending on your needs and budget, you would be most likely  two or a three bedroom unit. However, there can be a large different in the price point.

Per smart MLS, the average 2 bedroom condo in Danbury,CT that was sold was $237,869. For a three bedroom property, it jumps all the way to $356,000.Here is some more information. 202 two bedroom townhomes  were reported as sold compared to only 72 three bedrooms..The low price for a two bedroom was $80,050 with the high being $700,000.
